Financial Analyst

POSITION
Summary:
This is an exempt, administrative position of considerable difficulty involving trend and financial analysis.
General ledger analysis, private management financial report analysis, and preparation of financial statements and financial reporting.
MINIMUM
Qualifications:
Required knowledge, skills and abilities for this position would normally be gained through the equivalent of a Bachelor's Degree in Accounting and at least five (5) years of experience in corporate or public accounting.
Proficient in computerized accounting systems.
Familiarity with Microsoft Office and various accounting software at an intermediate level.
Experience using Yardi software is desirable, but not a requirement.
Proficient in modern financial accounting principles and practices.
Skill in analyzing problems, developing alternatives and in developing and implementing effective strategies.
Ability to read, comprehend and apply complex regulations and policies.
Considerable skill in conducting internal audits of various accounting functionsSkill in general ledger analysis and the preparation of financial statements, conducting special studies to analyze complex financial actions and prepares recommendations for policy, procedure, control or actions, analyzing financial information regarding public housing and private management to determine present and future financial performance, identifies trends and recommends improvements accordingly.
Ability to direct preparation of studies reports and analyzes in areas such as budgets, forecasts, financial plans and statistical reports, establishes databases of pertinent information for use in analyzing future plans and forecasts, coordinates with all levels of management to gather, analyze, summarize and prepare recommendations regarding financial plans, trended future requirements and operating forecasts.
Skill in examining various accounting functions for compliance with management plans and policies, analyzes data obtained for evidence of deficiencies in controls, duplications of effort, extravagance, fraud or lack of compliance with laws, government regulations and management policies or procedures, prepares and submits audit finds and makes recommendations to the Director of Finance.
Ability to monitor actual versus budgeted income and expenditure reports for assigned areas on a monthly basis and be able to discuss with the Asset Management Department.
Ability to attend and presents financial concerns to Management Companies at all Monthly/Quarterly Asset Management Property Management meetings.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
